Why is it leaking

My toilet seems to be leaking leaking and is soaking the carpet in my apartments bathroom (carpet in the bathroom is foolish but so is my land lord) It is not overflowing and I dont see any leakage at all. It seems that the water is flowing from under the toilet what could possibly be a good fix for my lovely throne.

Michael Nicholas, I would lift the commode and replace the wax ring. It is possible that it is leaking. Not really a terrible bad job. Check this video as well as this one. It will give you a good idea. Make sure that it is seated properly and that there is not debris where the surfaces mate. Hope this helps, good luck.

Print and take this answer to your stupid landlord. It's his job to fix it and protect his property, not yours.

@mayer: Actually, it may depend from the jurisdiction where Micheal leaves. I can tell you for sure that some EU countries (as mine) put the ordinary maintenance duties (and the repair of the damages and the extraordinary-major maintenance and service intervention directly related to a lack of ordinary maintenance) to the tenant, and the major, extraordinary intervention to the landlord.

As a rule of thumb, when fixture and fittings are beyond a simple repair job, or they simply ceased abruptly to work with no possibility to fix them with a simple DIY repair (such as, in this case, a completely worn out wax ring, or a rusted float bearing in the toilet assembly, or a window with snapped hinges, or a wall showing cracks and fixtures, or leaking plumbing) not only the landlord has to fix them, but it's his duty doing so, and the tenant has the duty to keep him informed.
